We were approached following refusal of planning permission for a new 230m2 residential unit in the rear garden of a suburban house. The reasons for refusal were stated as the impact on the character and appearance of the area, the amenity of future occupiers in respect of outlook and accessibility, and the amenity of neighbouring occupiers in respect of noise, disturbance and privacy. We prepared an Appeal Statement in which we built a strong argument in favour of the proposed development based on planning policy. The appeal inspector overturned all the reasons for refusal and granted planning consent. The house is currently under construction.
